The Dubai property buyer is not one person — and treating them as one is why most campaigns underperform.
A Palm Jumeirah end-user is not the same prospect as a Dubai Hills family upgrader, who is not the same as a JLT yield-chasing investor in Lagos, who is not the same as an off-plan flipper in Istanbul. Each has a different intent, a different budget band, a different sales cycle, a different language of persuasion, and a different reason to pick up the phone.
Yet most developer paid programmes still buy one generic "Dubai luxury real estate" audience across Meta and Google, bolt on a race-track interest layer, and wonder why cost-per-SPA keeps drifting up. The honest first step is forensic segmentation — by community, by buyer archetype, by nationality cohort, by stage of life. Six or seven segments, not one.
A useful mental model: a $4m Downtown penthouse and a $900k Jumeirah Village Circle one-bed are not the same product line in a factory, and should not share a campaign. They share a city, which is a geographic coincidence, not an audience strategy.
