The Dubai-Miami corridor — the opportunity most Miami sponsors still misread.
Miami has been an international luxury property market for a decade. The buyer composition has shifted structurally since 2020. In 2015-2019 the dominant international buyer was Latin American (Brazilian, Mexican, Venezuelan, Argentine). In 2020-2024 Russia-adjacent capital played a significant role before sanctions reshaped it. In 2024-2026, the fastest-growing international segment is Gulf-origin — a mix of Dubai-based principals, Riyadh-based family capital, and Qatari and Kuwaiti private wealth.
The Miami sponsor community has been slow to adjust. The marketing mix is still Spanish-first, Latin America-anchored, with English for US buyers. Arabic — the operating language of the fastest-growing international buyer segment — is marginal in Miami property marketing in 2026. This is a serviceable gap for the sponsor willing to close it.
The second gap is physical presence. Dubai-based Miami property events exist, but are sporadic. A Miami sponsor with a quarterly Dubai presence — a show at Cityscape, a Majlis-style private evening, a direct relationship with 3-5 Dubai brokers — outperforms a sponsor with a 10x bigger US marketing budget and no Dubai presence.
